Exercise 5 of 6 for Real Estate Investors – Business Networking Meeting
The biggest challenge and my most asked question is “How do I fund deals?”. Lending is tight in today’s market and I always recommend raising private money. There are incredible benefits when using cash. Your exercise is: Go to a business networking meeting, preferably a speed networking meeting and give your elevator speech.
Where do you find these meetings? Try meetup.com, your real estate club meetings, facebook, linkedin, web search, real estate and business contacts.
What are you trying to accomplish â Get them salivating for more info. Get them interested and get referrals all without actually asking them if they would like to invest. And once they start salivating, ask if they know anyone interested in a great return secured by prime cash flow real estate. If they say themselves, set up a meeting with he and spouse. If they ask questions, tell them it won’t make sense without giving them all the info. If they make excuses, tell them to contact you when they are ready and ask if they know anyone who would be interested.
What is in your elevator speech â Keep it simple and quick.1. What are you â I am a real estate investor.2. What is your product or service â We buy extremely discounted properties with tremendous cash flow and countless ways to obtain great returns.3. What do you offer investors â We are able to offer great returns to investors secured by these tremendous properties.4. Why you can offer this â Our experience and expertise has made us the best at what we do5. It is a win-win because â Investors love us because we are able to provide such a high return while mitigating risk. A win-win, what more can you ask for?6. Close – Do you know anyone who would be interested in a great return secured by prime cash flow real estate?
Additional task:Â Online marketing plan
1. Create an informational page on how investors can benefit from investing as a private investor. Include information about Self Directed IRAs if possible or even create a 2nd information page for this. 2. Capture visitors information and create auto response emails. Aweber can provide this solution. 3. Create a follow up plan and try to get a face to face, phone or web based meeting. 4. Create your online marketing plan using social media, your website, search engines and your existing list. 5. Create relationships with 3 Self Directed IRA professionals and discuss doing a live event and how you can help each other.
Finally, FOLLOW UP!! Send an email and/or call. Offer to help them and ask if they know anyone interested in a great return secured by prime cash flow real estate.
